Jack Arnt CRS, GRI

Broker Owner Since 1995

Jack served in the US Army 4th Infantry Division 1959-1962.  Jack began preparing for a career in business by earning a Bachelor of Arts  in Business Administration at Marist College in Poughkeepsie, NY where he met  his wife(of 48 happy years) Georgia Lee.  Jack left a lucrative corporate sales management career in 1972 upon the birth of their  second daughter Cheryl Lee.  He entered the career of Real Estate because he felt that he wanted more flexibility to spend time with his  family.  Since then he has been envolved in the sale of over 2,000 homes.  He was a top sales agent in Holt Cedarstrand Real Estate in Ridgewood throughout the 1970s and later became manager of what would become Murphy Realty Better Homes & Gardens top office in Allendale.  

After only a few years he was promoted to Vice President, and head of the REO, (bank owned properties), division which sold over 500 properties over a 4 year period.  Jack sat on the Realtors Ethics and Arbitration Panel for 5 years.  Beginning in 1991 Jack added Residential & Commercial Appraisal to which gives him a superior edge when it comes to pricing sellers homes correctly.     

Jack founded Arnt Real Estate & Appraisals  in 1996.  In 2002 when his son Chris joined the family business they renamed it Landmark Realty of NJ, LLC in honor of their new location in the Ridgewood Landmark Building, circa 1789, where the Corporate Headquarters is housed.

Chris Arnt CRS

Broker Manager Since 2002

 Chris Arnt grew up in a Real Estate centered household.  From an early age he learned what created value and what detracted from it.  He often had summer jobs helping out people in the industry one way or another, sometimes it was maintaining vacant properties and sometimes it was doing minor repair work to help sellers get top price.  At Ridgewood High School Chris played football, ran for the track team and was awarded a Varsity Letter for collegiate wrestling.  Chris earned a Batchelor of Arts Degree in English Literature  at 'The State University of New York at Buffalo.  While in Buffalo Chris was a member of the Campus Safety Task Force, which provided late night security for students in need.  Chris was also a crewmember on the J-22 racing sailboat, Free Energy, for four years, competing in the Levels Regatta in Cleveland 2 years in a row.  Chris was also a proud member of the UB Rugby Team.   After graduating from SUNY Buffalo with a degree in English Literature in 1999 Chris moved to the East Bay Area in California, where he worked in sales and freelance advertising while restoring and brokering antique cars from the 60s and 70s.  There he met Rachel Schemmel his soon-to-be wife who currently teaches eighth grade English at George Washington Middle School in Ridgewood.  Chris received his New Jersey Real Estate license in 2002 and sold 2.9 million dollars his very first year.   Chris Still enjoys sailing and restoring antique cars, but his latest passion is restoring his turn of the century Victorian home, where he and his wife currently live.  Having done a lot of hands on work in both this home and his prior home, Chris is very knowledgeable when it comes to home maintenance,  repair, decorating, and landscaping. He is always happy to help a seller or buyer with good advice or by referring a quality contractor.

· 2007 Replaced the 30 year old hot water heater in his house that died at 7 pm on Saturday night. He did it all by himself and is very proud of this achievement.

What it is and what it means to you:

An agent is someone you appoint to act on your behalf. In so doing, the agent then becomes bound by certain fiduciary duties which include obedience, loyalty, disclosure, confidentiality, accountability, and reasonable care and diligence. An agency relationship can be created by a desire to be represented and a consent to represent; however, it is more often created as a result of a listing agreement or a buyer representation agreement.

There are generally four types of agency relationships. They are:

Seller Agency:  In this relationship, the agent represents the seller and owes all the above-mentioned fiduciary duties to the seller. In the real estate industry, this is the oldest and most often practiced type of agency relationship. Sometimes, especially in years past, a seller's agent extends the seller agency relationship to other agents who are then called subagents. Subagents are bound to the seller just the same as the principal listing agent. Of course, the extension of the seller agency relationship to subagents requires the seller's consent.

Buyer Agency:  The buyer agency relationship is usually created when a buyer and an agent agree between themselves to enter such a relationship. In this case, the agent works in the buyer's best interest and owes fiduciary duties to the buyer. In today's world, it is not uncommon to have a real estate transaction in which both parties have their respective agents representing them.

Disclosed Dual Agency:   Disclosed dual agency is created when an agent represents both parties to a real estate transaction. In such a relationship, the above-mentioned fiduciary duties are somewhat limited because it would be impossible to exercise them all to both parties. Both parties in a dual agency relationship are made aware of this limited representation and consent to it in advance.

Undisclosed Dual Agency:  This practice is very similar to disclosed dual agency except it is practiced without the principle's consent, therefore it is illegal. Undisclosed dual agency is very often accidentally created when a subagent representing a seller by his words, acts, or deeds unwittingly creates an impression in a buyer's mind that the subagent represents the buyer. Agency disclosure requirements vary widely from state to state. Nevertheless, most professional companies and their agents make complete disclosure in writing so that the public can be fully informed as to what the consumer can expect and the rights they have regarding representation.
